Norther coming in Northside neighborhood planned

Another albeit unique north Taylor neighborhood is likely on the way from a Taylor-bred developer. On March 10, the Taylor City Council approved an ordinance in regards to a planned mixed-use neighborhood called Northside.

Another albeit unique north Taylor neighborhood is likely on the way from a Taylor-bred developer.

On March 10, the Taylor City Council approved an ordinance in regards to a planned mixed-use neighborhood called Northside. The ordinance rezones more than 40 acres at the northeast corner of North Drive and Carlos G. Parker Boulevard from single-family residential zoning to approximately 10.76 acres of local business zoning with a commercial planned development overlay and 29.48 acres of single-family residential zoning with a residential planned development overlay.

The developers and landowners of the project are Elizabeth Krueger and Geraldo Reyes, both of Taylor.

“Being from Taylor, living here now and doing a community like that, I think it’s really nice that somebody from Taylor could keep the charm in town,” said Reyes.

The duo is approaching the endeavor in a way unique from other developments.

“I think it’s going to work out really well because a lot of the development that’s been seen all around here, it’s where a developer comes with their plans and they develop it and they move on to the next project,” said Reyes. “This (is) a lot more work because it’s set up a lot different than streets and houses. There’s some green space and all these little ponds and stuff.”

There will be multiple housing types and multiple pricing in the planned community

“Even though this is called like new urbanism, it’s actually a traditional neighborhood in that your garages and whatnot are going to be in the back,” said Krueger. “The front yard is where they want people to kind of see your neighbors, connect with other people.”

The neighborhood will be across from the Hunter’s Run subdivision and diagonal from another planned development on the southeast intersection. Last year, the City Council approved ordinances to move forward with Trenton Village, north of Naomi Pasemann Elementary School on North Drive and across the street from Hunter’s Run. Trenton Village blueprints include 80 townhouse units, 92 duplexes of two different varieties and 21 single-family homes. A buffer of commercial land will be between the houses and NW Carlos G. Parker Boulevard.

Hunter’s Run residents expressed concern Trenton Village’s drainage, traffic and other safety aspects. Reyes says he’s heard positive feedback from within the community, including one friend whose backyard faces Carlo’s G. Parker Boulevard.

“They’re really excited about how we’re going to grow Taylor in this kind of way,” said Reyes.

After designs and infrastructure are laid out, homes could start to go up within a year from today.
